When planning an initial construction or renovation, it is crucial to have accurate dimensions and conditions of a building. As time passes, a building or property’s original drawings can be outdated and have erroneous information if not maintained. Because of this, contractors, design professionals, and property owners may encounter longer project timelines or delays during construction without the proper documentation. Read our FAQs below to learn more.
Why Do I Need As-Builts?
As-builts are required to review on-site conditions and generate construction documents.
Who Uses As-Builts?
As-builts are used by architects, contractors, property owners, and real estate firms for new construction and/or renovation projects.
What Can I Expect During an As-Built Consultation?
One of our BIM experts will schedule a meeting with you to discuss project details, gather specific information on the scope of work, as well as the location of the project. This would help us guide you through the as-built process from start to finish.
How Does the As-Built Process Work?
The As-built process is divided into two parts:
- On-Site Scanning to Gather Raw Data
- Processing and Modeling the As-built
How Much Do As-Builts Cost?
Details about the scope of the project are required to determine the project cost. Factors that affect cost include square footage, location, and type of building.
Can You Create 3D As-Builts in Addition to 2D As-Builts?
Yes, we have the capacity to build BIM models using Revit software.
What Building Elements are Included in an As-Built Drawing?
A typical As-built model includes elements such as walls, windows, doors, kitchen cabinets, bathroom fixtures and more
What LOD Level is Right for My Project?
A proper As-built consultation would determine the right LOD for your project. Cortland Design has the capacity to do LOD 200-400.
What is the Timeline for Deliverables?
The project scope is required to determine an accurate timeline. Our timelines are divided into two parts:
- Scan Timeline
- Modeling Timeline
What is LIDAR Scanning?
LIDAR stands for Light Detection and Ranging. It uses a system of laser light and camera to capture surrounding objects in the form of a Point Cloud.
Which LIDAR Scanner Does Cortland Design use?
Cortland Design uses FARO Focus S70.
Can You Laser Scan Anything?
Yes, anything with a mass can be scanned and modeled.
What is the Accuracy Level of the Scanner?
The FARO S70 has a scanning accuracy of +/- 1mm up to a distance of 70m.
What is A Point Cloud?
The data gathered by the scanner in the form of points is called a Point Cloud. It is used to accurately model As-builts.
What is the File Format for Deliverables?
- 2D Format– CAD, PDF (Software – AUTOCAD 2018-21)
- 3D Format – RVT, PDF (Software – REVIT 2018-21)
- Point Cloud File: RCP (Software – RECAP 2018-21)
